Parking Deck Replaced at 11 Corporate Woods Boulevard
“Work-Around” Plans Maintained Convenience, Safety
Replacing the parking deck at 11 Corporate Woods required a complex juggling act to ensure that adequate parking remained and that employees and visitors could access the building safely.
Picotte used color-coded replacement lots, shuttle buses, expanded CDTA service and multi-channel communications to facilitate easy access to the businesses and services of Corporate Woods. Tenants and visitors obtained real-time project updates at www.picotte.com or emailed questions or comments to parking@picotte.com.
Depending on when tenants or visitors to 11 Corporate Woods arrived, they were directed to one of the color-coded lots at Corporate Woods, then rode buses or walked to the building.
“As a company, Picotte is successful because we provide superior quality and convenience,” said Joe Miller, vice president of asset management. “Maintaining those high standards even while we make improvements can be challenging, but our comprehensive plans minimized disruption for tenants and visitors.”
Picotte chose to make improvements this summer due to favorable construction industry market conditions and because the parking structure currently remains safe. Undertaking the project now produced savings on maintenance and repairs and ensured safe conditions for all users.

Tenants of 11 Corporate Woods – including WellPoint, CMA and MAXIMUS – adapted quickly to parking in additional lots at Corporate Woods, with more than adequate numbers of spaces available; riding shuttle buses within Corporate Woods and CDTA to commute; and walking.
General contractor Unistress employed PreCast Services to operate the huge red crane that loomed over 11 Corporate Woods to remove the existing concrete deck planks and ease pre-cast replacements into position. Nine workers comprised the crane crew, with additional crews cutting the welded joints between the old planks and re-welding joints between the new ones. Each replacement plank weighs 62,000 pounds, replacing narrower planks weighing 52,000 pounds. Ramps and stairhouses remained in place while the deck was rebuilt, and the plumbing and electrical systems were re-built or replaced. Energy efficient LED light fixtures were also installed throughout the garage.
The towering red crane arrived at Corporate Woods in 16 tractor-trailers, and left the same way on July 11th. Despite periodic weather delays, crews removed or placed an average of 16 planks per day. The project came in on schedule and the garage re-opened to tenants and visitors on August first.
No injuries marred the progress of this ambitious and successful project.
